Building Permit Process

When planning a construction project of any kind, it's important to know the codes and regulations involved and the Department of Codes and Building Safety permit process. Builder Assist has extensive experience working with residential & commercial construction clients and their building permit needs in Nashville Tennessee, Davidson county and the surrounding counties. As part of the permitting process, we help to mitigate the barriers between your plans, the building codes, and obtaining the proper permits to get your projects from started to completed. Here are the steps we take to ensure your permits are handled as efficiently as possible.

  1. Pre-submittal - Let us know what your intended plans are and we can help to avoid unexpected problems and expenses by going through your projects goals. The first step in the permitting process is to confirm whether or not your parcel is zoned properly for what your intended plans are. You can check your parcel by looking it up on the Metro Nashville Zoning Land Use Table.

  2. If your parcel is zoned for your intended use, the next step is to apply for a proper building permit with the Department of Codes and Building Safety.

  3. Application, Plan Review and Approval 

Codes - Zoning, site plan, building plan

Fire Marshal - Fire code plan

Public Works - Sidewalks, curbs, and ramps

Water services - Water and sewer availability, cross-connections

  • Under certain circumstances, additional approval will be necessary:

SP, PUD or UDO Zoning - Site plan review by Planning Commission

Over 10k sq ft of site disturbance - Grading permit from Water Services

Site in 100-year floodplain - Floodplain review by Water Services

Site in Historic Overlay District - Review by Historic Commission

Site in MDHA Redevelopment District - Review by MDHA

5. If all requirements are met, then it’s off to getting your building permits issued. Once the building is complete, you’ll get your inspection, and the certificate for Use and Occupancy. 


Unfortunately, we do not offer trade specific permits, as these are specific to the trade requirements: electrical, plumbing, mechanical, water/sewer, etc. These have to be done by a tradesman in Davidson County.
